We are a small office, but with a lot of passion for what we do. Being small means that we can offer a personal service to our clients, and we take pride in the positive, lasting relationships that we create.

Our projects emphasize honest materiality and craft and the relation between indoor and outdoor space through carefully selected, tactile, and handcrafted finishes.

    After finishing his master's degree in Refurbishments and Creative remodelling in 2009, Silviu helped hundreds of young families remodel outdated houses and transform them into an ideal space that you would be proud to call home.

    ARCHITECT

    Stanislav (Stas) studied architecture and urban planning, has a passion for metaphysics and drumming and thinks that a correct architectural approach can help us manage the current world crisis and improve people's life.

    Andreea is our managing and marketing director. Although not trained as an architect, she is a very creative person passionate about design, and she brings her organisational skills to the office and keeps things running smoothly.

We take away worry and risk and make the design process exciting and fun.

Every bespoke one-off house invariably has elements of worry and risk. We understand the typical risks and identify project-specific ones early in our unique design process. As a result, we spend a little more time researching than most other firms that rush their clients into the design phase.

"A surgeon wouldn't operate without a proper diagnosis" likewise, it is very risky to begin design without first establishing your project's unique objectives, parameters and aesthetics.

We have an excellent planning record. We work collaboratively with the Local Planning Authority so that your house can become a unique local reference project. We have obtained planning in unlikely situations, including new built bespoke homes in the Green belt and an Area of outstanding natural beauty.

We prepare extremely thorough Technical Design drawings and specifications; this process ensures that all decisions are made upfront before the project goes to the site. We guide you through the project through careful planning to ensure that the decision-making process is fun and easy. Where required, we will challenge your assumptions and help you move forward in the design process. We remain closely involved during the construction stage, with site visits to verify the quality of the build.

We keep an eye on construction costs throughout the whole design process. We produce cost information early, ensuring that you and the project team understand the cost constraints and ensure feasibility.

  • It is hard to give generic advice on what a new build one-off contemporary house will cost to build. We have put together a Budget worksheet in Our Project Planning pack to help you calculate a budget.

  • Our fees vary depending on the size of the project, complexity, and our offered scope of work. Typical fees range from 5-12% of the build cost. The percentage fee is not arbitrary but based on our experience of delivering similar projects.

    We normally base our fee on a percentage of the construction cost, as it is a good reflection of the complexity and size of a one-off house project and it is fixed based on an initial construction cost estimate.

    We do, however, realise that there may seem to be no incentive for us to keep the cost of a project down, so we fix our fee. Our fee is only revised if the scope of work significantly changes. As such, our clients have confidence in knowing that our fees will remain steady throughout a project.

  • We offer three different levels o services: Standard, Enhanced and Best. The different levels ensure that our clients can choose a level of service that suits them and their projects.

    STANDARD

    We provide a full architectural service at this level but no interior design services or internal finishes specifications. It would also limit the number of site visits during construction and the number of photorealistic renderings provided. This is the minimum level at which we believe that we can deliver a quality home to our clients.

    ENHANCED

    For this level of service, we would do a full architectural service and provide detailed drawings and specifications for bathrooms and kitchens. In addition, we will do a site visit once a month during construction, and we will provide interior and exterior photorealistic renderings but not complete interior design services.

    BEST

    This is by far our most popular level of service. We would provide complete architectural and interior design services – such as bespoke joinery design, furniture and fittings, and curtains and blinds. We would also offer a VR model and photorealistic exterior and interior spaces renderings. We will also provide a site visit once a week to ensure that you get the best possible house.

  • It is not uncommon for people to know they want to move or buy a house for remodelling or a site to build their unique one-off house and have thought about it quite a bit. But don’t know with one is best, or worse yet, buying the home or plot without understanding its full potential and financial implications of remodelling or building a new house.

    For this reason, we designed a low-cost service as a diagnostic tool to allow you and us to look at three different candidates for your perfect home and, fully understand the requirements, constraints, desires, aesthetics and establish the vision and parameters for the project.
